Efficient and reliable WOZ control with the value check

Ciphix & Involon present a practical and objective tool designed to help local tax organisations verify WOZ values. This solution offers numerous advantages, simplifying and accelerating the valuation and objection-handling process.

Efficiency and Ease of Use

With our new tool, municipalities can effortlessly upload an Excel file containing address data, object type codes, and WOZ values. The tool then performs an automated review using a second-opinion value from Matrixian, a reputable authority in property data. Within minutes, the tool generates a completed Excel file with second-opinion values. This process enhances the reliability of revaluations and assists in segmenting incoming objections to WOZ values.

Flexibility and Visual Insights

Local tax organisations can define their own deviation margins, determining the threshold within which the model value confirms the WOZ value. This flexibility ensures that the tool meets the specific needs of each organisation.

A key feature of our tool is the traffic light model, which visually represents test results for individual properties. This makes it easy to identify potential discrepancies and prioritise further actions. The value reference date is user-defined. Based on the difference between the WOZ value and the control value, three deviation categories emerge:

  • Confirmation: The WOZ value and the control value fall within the predefined deviation margin (…..%). This percentage can be set manually.
  • WOZ Value Possibly Too Low: The control value exceeds the WOZ value by more than the deviation margin.
  • WOZ Value Possibly Too High: The control value is lower than the WOZ value by more than the deviation margin.

Detailed Reports

In addition to visual insights, the tool generates detailed reports that facilitate revaluation monitoring and expedite objection resolution. These reports provide valuable data, empowering local tax organisations to make informed decisions. This not only strengthens confidence in the valuation process but also enhances service delivery.

In a subsequent phase, the model value can be substantiated using three reference properties and a validated valuation report.

Conclusion

This innovative tool offers a reliable solution for organisations seeking efficiency and accuracy in determining WOZ values. With customisable deviation margins, visual insights via the traffic light model, and comprehensive reports, this tool seamlessly integrates into existing processes.
